Why does this make sense for investors?

I’m considering taking this down myself if I can’t sell it, but wanted to see what the community here thinks.The property is a five bedroom two and a half bath victorian era home in Greeley, CO.

Is this reasonable idea for this market?

Figure rates are significantly higher doing this instead of the more straight forward approach.  

When you sell a property owned by the IRA - this is not a taxable event.

This can be very expensive and is usually the worst choice because you can't justify the cost.2.

This will cost you money on the back end.

Does anyone have general thoughts on this strategy?
