It's been vacant since then twice for 2 months.....totally rented 3 years.Tax=$60/moHOA=$197/moInsurance+Rental certificate=$30/moLet's say PM=$100/moNOI=$538/mo -- $6456/year.However, because there were nothing done cosmetically, there are plenty maintenance/updates like flooring on first floor replaced, washer/dryer got bad - replaced, dishwasher stopped working etc - 15% in maintenance which is quite high.So, all together, the property was rented for 40 months and updates counted as $150/mo.So, we have about $4700/year NOI.

I am an attorney and would not require the exam, education and certification requirements.It seems like it is pretty helpful as an investor from the podcasts and various information I've reviewed. 

I will reach my top out andpay in 6 months and will get my title and certificate as a train professional in my trade , meaning if I decide to stop working this career and try something new .

I'll be depositing money every week, so certificate of deposits won't work.

Biggest battle I had to face was the property not having a certificate of occupancy.

You may need a surveyor to issue a height certificate for it.

Any idea if the IRS's 120 day redemption period would still begin on the day the certificate of sale is issued (or does it start when the certificate of title is issued)?

My husband and I are looking into lax lien certificates and deed purchases. 

I got him epa certificate to fix all the window units and refrigerators.

@Nick Colvill In addition to rent rolls and copies of the leases, you could ask for each tenant to fill out estoppel certificates to verify rents/damage deposits, etc.
