Kevin, You should be tired of installing that tile.  

We went to look at it toward the middle of March 2015 and there were holes in walls, missing fixtures, odd electrical (the wiring for the back porch light and exterior outlet have been pulled into the master bedroom), tiles missing in the master shower (green plastic was duck taped across 2/3 of the surround so they could use it anyway), and cabinets missing that were not that way in November when it was listed with our Realtor.

Not sure if you are far enough north to experience *real* winter, but large expanses of uninsulated / unheated tile, stone, or concrete floors tend to be cold underfoot.

I would like to lay porcelain floor tile, but when I took out the old linoleum flooring I found hardwood floors underneath.

Just replaced new facet to what tenant liked (old one was leaking), fixed bathroom wall with brand new tile walls and shower.

We added recess lighting, got the laundry inside the house, converted the extra room into a gym and also painted the whole house including the tiles in the bathroom (since me and my girlfriend were experts in painting from all the experience we had from the back house).All of this costed about $30k.
