If it were me renting I would have already taped a piece of cardboard or stuck a piece of insulation in the chimney to keep the warm air from escaping when it's not in use

Answered my own question after a lot of googling:http://www.ginniemae.gov/issuers/FAQ's_loan_modifications.pdfThe answer is they will go with FHA, VA, or USDA guidelines, depending on the actual loan you are working on.

For me it is an experience.It's just like some people eat stuff that tastes like cardboard for food just to keep themselves going and others really can tell when they are eating something amazing with all the colors, textures, layers of flavors with the food.
