@Sunjeeve Weerasinghe we have moved entirly to vinyl plank in our properties (and so have a lot of major builders) as you can get commercial grade with 30+ year wear layers on them, they are water proof, do not chip (though they can be cut or torn) and are quite a bit cheaper than tile. 

Make sure to analyze any deals with a magnifying glass and have as much accurate numbers as possible with any renos etc.

Use the magnifying glass on local FB groups and search for "housekeeper" and also use the enemy method.

The old appliance were bulletproof but now used are of the newer variety and are junk.

We can also charge another 10% increase until the occupant supplies their ID and income proof and signs a lease addendum.The smoking issue is a different story.
