You’ll want to factor in your promotes for putting the deal together as well.Now, the seller may opt not to accept your offer if you have to raise the equity (depends on the seller and market), but it’s worth a shot.  

If you see other houses that are multi units then yes you will have a good shot of changing the zoning to multi unit. 

I shot back a response rather quickly with my suggestions, however Ive personally found them to be more lip service than action... although I was pretty adamant 6-8 weeks ago that they were missing the boat by not having this feature.No idea on their plans, and they dont seem to share lots on their site either.

This can be a little faster but you have to be careful about moving too fast because it's difficult to grab a screen shot of something specific.

Many sewer services have cameras that can show you the problem and what type of system you have.Assuming you are on City sewer, after you have the lines cleared, treat the plumbing with an acid treatment--I use CLEAN SHOT--4x per year.

It is quite possible they are just taking a shot in the dark.
