Assume for a moment you have a local team able to handle 100+ homes a year and have a few hundred homes under your belt.I have 20 days to find a cost effective solution......I'm thinking I should partner as these assets are spread amongst 26 states with about half in the SE of the country (where I have ample experience and resources).

The rental agreement flows with the property unless it is very awkwardly written.All this said, any form of deed will in general work for you per se.

My thinking in all of this is that it would be easier to get a stronger commitment and less "corner cutting" per se if the sub knew they were going to be steadily compensated and did not feel the need to nickle and dime me here and there.
