Do you have any projections for what will happen with the insurance market for this year, or is it even possible to project? 

For Conventional, you can only use 75% of the gross rent until you have Sched E history for the rental for a net rental income analysis. 

These larger construction companies are able to do up to 25 projects at a time and even have in-house project managers.

I did a comping analysis and this would cash flow as is and do well with some added amenities I plan to add to it. 

Analyzing the neighborhood and the asset condition is the key to projecting accurate returns. 

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

Keep in mind, while the projected performance is very important it should not be the single driving factor in your decision.
