I can add value to RE by adding a bathroom, renovating the kitchen, ADU, etc.

In the end, I added a ton of value by turning a headache into a dream home.

In fact adding unit to SFR in area with true zone MF also seems to not get the negative impact from adding an ADU.  

However, I should note that this tenant has been late paying rent several times recently, which has added some strain to the landlord-tenant relationship.How would you approach this situation?

Echoing some of the comments from others on this thread and adding that the LLC is purely for asset protection and limiting your personal liability. 

The fact that you already have multiple units fully rented is a big plus.If I were analyzing this, I’d start by verifying each cottage’s rental history, condition, and potential for adding more units or amenities.

Pace is doing great at what he does, selling hopeium like a champ, and filtering out the 1% that are actual deals to make some added returns.
