If the gameroom picture is one from your booking site, I suggest you open the door to have the outdoor view as part of that picture.

I learned about the free tools - Zillow, Trulia, Bing Maps, Netronline - how to check title, get BPOs, where to look for bank contacts and sources, how to evaluate the property and develop a bid based upon my initial selected exit and to view REAL deals in progress and watch the results, good or bad.

My view is you can have some success with either approach.  

Yes....apparently @Jonathan Greene and I have 180 degree views on how to get the best BFYB. :-)It can work either way or many other ways to be honest.

Then the PMC can accompany the buyer/inspector/appraiser to view the property - as long as the owner is somehow compensating them for their time.

Don't want to publicly post anything here that could be taken the wrong way, but I have my view and opinion of things. 

It's a fact of life in a multi-family property search, and while it may seem uncomfortable for both you and the tenants, you should view it as an opportunity.  

In my view it's not sketchy, just not high end. 

Without knowing more about the location though, if this cabin has direct water views and is able to sleep at least 6 people, a fully renovated version of your cabin could probably pull in at least $600/night in the summer without much effort. 

I've been toying with the idea of automating my showings as well as allowing qualified prospects to view the property alone and at their convenience.
