We have a new roof, new AC, new top of the line Samsung stainless steel appliances, enlarged open kitchen, and renovated bathrooms.Our dock can bring $1600/month yacht rental (we have dual 50A/30A/20A metered marine electric and dual metered water), and I see house rentals in our area ranging from $3500-$5600/mo.We were originally planning to sell because we could not refinance since we plan to move--but after joining this group yesterday it seems that we might be able to instead get a loan as a rental property if the numbers work, and then use that cash to move and purchase our 2nd property (perhaps a duplex, triplex, quadplex).This is probably the most important deal decision of our lifetime because this is the one that launches us into this real-estate business--I am beyond grateful to this community for knowledgeable advice on our best course of action.

Things like underground oil tanks (and the spills they can cause), asbestos removal, etc.Older steel septic tanks can be an issue too.

Are $35 stainless steel braided replacement hoses worth it now, or is this a silly upsale?

we always apply a set of stainless steel appliances in our flips. but for the fridge we typically just do a $650 top bottom stainless steel fridge from Home Depot or Lowe's.I noticed a lot of flippers are putting in French door or side-by-side stainless steel fridge.when I searched this topic in the forums I saw many flippers depending on location don't provide a fridge at all.it's only about $300 more for a French door but is it necessary?

The key to good bookkeeping is knowing how to slot accounts or select the best account to enter the data in.It's not hard to learn so that you understand rather than trying to learn a mechanical process and then bump into some problem not knowing what to do with something that doesn't fit a format.I'd think Quickbooks would be good for the mechanical side. :)
