Continue to work at your W2, save religiously for a conventional downpayment of 5%-20%, get pre-approved by a lender, and purchase your first live-in flip.

@Lisa Hill, great questions. first, off I'd really advise you to spend time in the area you want to invest in, I've heard too many horror stories of people who bought something sight unseen and then had a rude awakening when they actually visited.

And they are preying on newer investors who just don't know what they don't know.. and that is  doctors and nurses don't rent homes in the HOOD.. and that 40 and 50k Class D and C are not the way to your freedom number and your going to retire if they were that's all he would be doing he would not be selling them he would be keeping them all... its a money grab he is a Guru just with a different product.. same thing though whatever he is selling the end buyer is in for a rude awakening and I guess if that's his beleifs that these C and D s are solid easy to manage properties well then I guess that's his opinion..

It sounds like an almost religious feverence, Del is a deity whose only purpose is to help people, the mentors at lifestyle do it to give back, not the money, etc.

What I think happens is people shred their religious structure of beliefs and just replaces it with work/career.
