I own a Cleaning & Handyman company in Nashville and we service this area. 

She already works, but now will have her regular low wage job, schooling full time, and will be getting a part time job added to her schedule. 

Definitely several good ones out there, there are 2 REIA's from what I've been able to find, and then some other local meetups and events that happen regularly.

It also makes cleaning easier, as you don't get that layer of nastiness where the sink meets the counter.But, if this is a low end, low rent type area, probably best to do it as cheap as possible.  

The tenants are reasonably clean, so no issue with trash or critters. 

Post regularly to update us on market trends, deals you're analyzing, and any opportunities you think would benefit investors.

My breakdown is about 1/4 Section 8, 1/4 non profits and the rest are regular folks renting .

Could be a regular Invester loan, cash purchase or owner financed loan.

Even if the area is cleaned up, I wouldn't purchase any rental real estate in Kensington, Fishtown or Northern Liberties for a few years.

I also recommend including some move-out instructions for cleaning, how to turn in keys, when they will get the deposit back, etc.
