Hey everybody, Ive got a question about a deal I'm looking at in Royal Oak MI (48067 / 48073)...Here are some of the specifics...This would be a tear down/ re build deal.  

So they're coming to Sacramento in droves.Midtown and Downtown will see the biggest surges due to their proximity to the main culture-hub and nightlife we have to offer, and East Sac, Arden Arcade and Rosemont will increase due to their proximity to Sac State.Next will be Oak Park, as the northern part is already gentrified, and raising rents will push those who can't afford it into south sac and north sac / del paso heights.

Quick scenario is I have a property in Guilford County and the tenant called to tell me the neighbors were having a tree removed and the contractors accidentally came to my property instead and cut down a 30 y/o oak tree in my front yard. . .Here is what I found in the NC statues "1-539.1.

It is a stable neighborhood and more affordable than Oak Park.  

Flooring is existing oak hardwood and is in great shape.

I was able to get some really good hand Shaw scraped Oak for $2.

There are some C/D areas with similar numbers that have a lot more upside like West Sac and central Oak Park.

So is the Oak color if you want something lighter.

I am refinishing a yellow oak hardwood floor.

I'm from SoCal as well (Thousand Oaks area).
