@Fang Underhill I don’t want to go in under water, so that means the purchase price + all get ready costs including closing costs, repairs commission fees for sale need to at least equal market value so that any cash or pay down is immediately positive.Lots of ways to do better with value add etc, but the above is a decent rule of thumb for NOT losing money

I used that to pay cash for the deal and was able to close in under 3 weeks.  

Got it sold in under 30 days.

You can literally pull a list of active cash buyers in whatever zip code your deal is in using propstream in under 2 minutes. 

If your properties are run down, you will be inundated with maintenance calls.  

Duplex that rents more with 2 less tenants, $300k equity in under 3 years.

Added over $125k equity in under 1 year.

You did the right thing by not letting them in under any circumstances, if they had 2k today they could have had it earlier and prevented this mess. 

The 700 can take off and land in under 6,000 feet, but not every model.

We could have closed this deal in under seven days but were delayed by the supporting parts of the deal.
