For some background, I live in Salt Lake City and my current rental properties are in Ogden, UT. 

I know nothing about Springfield though, so take that with a grain of salt.

I'd call a concrete company before you send that letter.I do recommend you ask your tenants not to use road salt to melt ice on the driveway. 

Unfortunately take my advice with a grain of salt as I am not currently a RE investor, but like you I have been waiting to jump in. 

@Susanne Rieth, first off: your mortgage guy (probably) isn't an investor, so take his recommendations with a big ol' grain of salt.

I have analyzed 20-30 properties across Utah and Salt Lake Counties.

Even still, in a retail purpose, their RE agent wouldn't be worth their salt if they didn't ask for something. 

I'm jealous.Now I am not a flipper, so take this with a grain of salt....this is more just how I'd personally look at the situation with the info you've given above
