If your search reveals you have a solid chain of title you should be ok with a Quit Claim and no insurance as long as you're totally comfortable with accepting the possibility that anything missed could come back to bite you and you could lose the parcels entirely with no recourse.

I revealed more than I should have to the cash buyer, and when dealing with the seller, I didn't really know what to say (but he was a seasoned pro, and graciously guided me though the process).
