I am looking for references for a flooring or other contractor who can replace some wood flooring and subflooring. 100-year old wood floors rotted out because an AC guy didn't glue some of the condensation pipe fittings leaving the house š¤¦āāļø.

There were numerous issues noticed by the inspector that the seller clearly should have known about (broken appliances, large holes in the drywall, turned off toilet that is located over a pre-existing leak, approximately 10 windows that clearly have broken seals/condensation that will need to be replaced, issues with doors and fireplace not working).

Anyone can correct me if I'm wrong, but I thought the furnace works along the condenser unit regardless if it's in heat or cold setting- if I am correct then it may have to be a priority for the sake of the tenant.

The water may be from a clogged condensate drain/evaporation system, or, water/icemaker line, especially if it is a plastic hose vs. soft copper.

So if a GC is involved at all, that means the job is large enough that the Subs would not pull permits or be involved in the inspection process....Replacing a Water Heater or AC Condenser would be different...no GC involved or needed, so the Sub would be responsible for the permit and inspections.
