Personally, I don't see many BRRRRs that make any real sense in the neighborhoods I would be willing to own in, but I passively look at the MLS, so take my comments with a grain of salt.

Lawyer would be a great resource for thinking through this.This isn't enough information to comment on tax advantages/disadvantages of an investment partner - more detail is needed. 

Just a quick comment/thought regarding buying and holding raw land.

When they default, the lender forecloses.As for the comment about the minimum bid only paying off up to the judgment years:  That is one of the things we have to research.

@Nina Penuela - I couldn't disagree more with the comment "Huntsville is a market to watch in 2024, offering solid opportunities for both investors".This market has been absolutely brutal in 2024 for investors.
