This is not nessecarily indicative of the profit margin, but for the largest price spread between nonrehabbed and rehabbed homes, DC has 4 of the top 10 neighborhoods nationally with Petworth, Brightwood, Del Ray and Brookland.

While one may be able to bound their WACC well if they keep good records the timing of the reversion cash flows or capex expenditures is a major mover of returns.I would suggest you try looking through Ray Alcorn's discussion of capitalization rates and loan constants to learn more.

I highly recommend that during your due diligence you speak with an expert with regards to the dentist's occupancy within the space, more specifically, any potential issues due to x-ray's.
