Sounds to me like that really isn't a war zone but a spike in criminal activity by a few, that will probably get back to normal.

The spike in prices certainly worked in our favor.

After a brief stall in activity as rates spiked over the past 3-4 months, rates have softened considerably and made returns more attractive.
