And the rents aren't enough to pay the mortgage so now the landlord has lost 300k in equity, has a house he needs to put money in each month because the property doesn't cash flow and to add insult to injury he is now land lording in one of the more unfriendly landlord states in the country?

I'm not interested in being a slum lord, although Memphis seems to afford lots of opportunities for that.

I'm am pleased to repot we are now land lords making positive cash flow.

I do think I could step in, in case of default, since i have other reserves, but lord I think I have to run through all this with my lawyer.

Remember the movie Jerry Maguire his hot fiance called him Lord of the Living-room.....

Hi Brad,Zendesk definitely allows you to do that, however it is fairly expensive to run (I think it starts at around $50 per month).
