YUP  to support our charity I rent my time out for phone consultations. 

It would probably be worth a phone call to the Garland Planning and Zoning department to ascertain which areas are permitted to have short term rentals. 

Not sure your guest access, but I have keypad entry, I use the last 4 digits of the phone number used when booking.

I recall a specific framework of business start up along the lines of starting with yourself, then adding an Admin, then an Ops, and then other support functions after that. 

The realtor never shows the property or signs anything—just a couple of phone calls.

Despite android having more phones,  I'd guess iTunes is 95% to 5% in terms of podcast downloads from Android vs. iTunes. iTunes just cleans up when it comes to Podcasts!
