If you don't know what you're doing, it's a complete gamble.

People that look for real estate in a certain area are either in that area or look for websites featuring listings from that area.The real estate websites are all powered by their respective Board of Realtors MLS feeds.So even if you have website ranking first for a competitive search term (Aspen Real Estate, if your property was in Aspen) you would still miss out on the 100's of website from local real estate agents that could feature your listings.If the project is big enough it could work to just focus on web advertising with pay-per-clicks on the major search engines.

I have some web tools to help people with financing options, checking their own credit, seeing what they qualify etc...

Something to be said for letting the listing agent gamble and spend money to sell your property.

Kinda dicey.My friend's reasoning: I will have a greater equity gain on a house and perhaps a better income (again, renting out my current house instead of the condo).Then there's the other thought of selling the condo now and putting the equity into a cd, gambling that the market will flatten or dip, and buying low.
