I love Maui, go there to chill and surf and hang as often as I can.

Don't jump to conclusions and don't create a chilling affect. 

@Kwan SuhYeah, might be more cost effective to put heat tape on the pipes, hot and cold, and have a small space heater to "blunt the chill" when it gets really cold. 

It allows the guest to still be chilled it if they want it cold, but not enough were it will hurt our AC for running hours on end.

@Bob Stevens....after the 5th, damn right there should be a late fee..... that will be enforced.Rent isn't officially late until after the 5th...so relax..... anything before that isnt LATE.....so chill out....thats what I was referring to

My beach STR appreciation is astronomical-a couple hundred thousands but mountain STR is up about $125000 and that is slightly more than 50% of what I purchased it at AND my rural mountain guests are way more chill than beach guests in terms of expectations.
