What type of strategy do you intend to stabilize with?

It depends so much on the type of Reno you do.  

DSCR is a program not a lender type.

The court forms do not track this type of eviction so based on your sophistication you may spend a considerable amount of time and if you are off in the slightest the court will withhold judgment. 

The lender must satisfy the standard documentation requirements based on the source and type of income as outlined in Chapter B3–3, Income Assessment.All documents of a foreign origin must be completed in English, or the originator must provide a translation, attached to each document, and ensure the translation is complete and accurate.Note: All income must be translated to U.S. dollars.

I would have to imagine folks who are competent enough to represent this type of value-add are typically focusing on larger opportunities than small to mid-size SFR portfolios.  

It depends on the LTV, type of loan, whether it is rate and term or cash out refi, and some other details, but that's not crazy.
