I'm building a new MF house, targeting travel medics.

I just had the house stained by my general contractors sub and I just found out that he used exterior wood stain throughout the interior of the home. 

Our rate can be anywhere from $125 - 150/ hour and we charge for ALL our time, including travel.

I was thinking it may be closer to a "wash" or, maybe only slightly more only bc w/ a duplex at least we aren't paying for two exterior wall materials for two sfh?

Knowing your market/demand drivers it going to be key, especially if you are looking to MTR (traveling nurses, military, students, etc).

I'm running into hangups with code section R302.3.1 which seemingly requires not only the floor separating the units to be fire rated but all the walls below supporting that floor to be fire rated (ie all exterior walls and load bearing interior walls on the first floor), which may mean extremely expensive fire rated windows at the lower unit.
