When you found violations, did you document them in writing, give the tenant a deadline for correction, inspect to verify compliance, and use consequences for continued violations?

You basically divulge your  “sin” by trying to claim it and then you can be subject to the consequences that may come by having left it off the transaction.

I challenged them during the class that they were promoting very deceptive practices with potentially material financial consequences and they quickly shot me down saying it was just "salesmanship" and you have to get started somewhere.

As an architect I think it was a blow to our income potential and had some other negative consequences, but as a consumer, it brought fees down and did not really reduce the headcount going into the profession.
