Home theater rooms, multiple kitchens, the greatest number of Master suites, pool and pool house quality, game rooms etc. are all factors and now homes are adding amenities such as beach chair service packages

Unless Hiltons and Marriotts come to town and start to lobby, which will likely never happen. 

I'm in Omaha and we recently had a rental unit registration and inspection program passed by the city council and the organizations backing it and lobbying the council members have clearly stated to their members this is but a first step and their eventual goal is rent control.

lol, @Debbie LeeI personally don't need a guru warning...I guess what I was trying to suggest is that even though these meetings will sometimes have national Gurus selling their programs (we haven't bought any guru programs since we are not impulse buyers and a little bit of smartphone research usually tells us whatever they are selling is not as easy as they pitch it to be), I do get value out of the meetings by other content that is presented such as discussion of State of Illinois senate and house bills landlords need to lobby against or be aware of, and some local people I meet who are already successfully RE investing.

Make your place in the top 10% of quality STRs (IE theme rooms, arcade/theater, etc) and you'll have an endless supply of potential guests. 

It’s essentially yelling fire in a movie theater type piece.

Most voters (with the help of hotel lobby) will choose to restrict STR rentals especially if it’s not your primary residence.

The NIMBY California lobby has restricted development for years so demand has far outstripped growth.  

Since it is almost impossible to make 4% in today's debt market's debt markets, the insurance companies lobbied congress for some relief.

They have been lobbying for past month or two.
