So far, nothing.The point is that I believe people spend a lot of money, time, and effort protecting themselves against a non-existent threat.

VA Cash Out refi's must demonstrate a Net Tangible Benefit to the veteran, strictly defined by VA, to do one of the following: eliminate PMI, reduce the rate, reduce the term, reduce the payment, increase residual income, renovate or repair your primary residence, convert from ARM to fixed rate, or stay below 90% LTV. 

By Year 15 we'll have 6 properties valued at $1mil, with a loan balance at $555k, and constant positive cashflow.Going by numbers alone, there is a very clear winner, but I would really appreciate your input in vetting those strategies - long term. 

Checkbook control can be a good self-directed IRA setup that can give you flexibility to invest in real estate on your terms.

You can also consider selling the properties to the tenants on terms.

They are exceedingly rare, thus very expensive, but I believe they represent an excellent long term steady income and store of value.  

Some DSCR lender may jump on here and say they do them but I don't like their terms typically.
