Lastly when I was newer in the business I was a Land ONLY specialist I sold smaller to larger Ranch style land and depending on where it was and how difficult it was to show standard fee's in those  days was 10% and on some of my deals that were 40 miles of dirt road back into Mendocino National Forest and took someone with my unique skills with maps and compass's to even find the land I charged 20 to 30% commish on those.

Investor relations and Asset management similar - all starts with data - we can take investor relations data and input it into a model to analyze some of the data we have that can point to KPI's like average time after a booked call to invest etc.For AM, it can take average foreclosure time to foreclose in X state with Y attorney, what the cost is etc.

Less than 10% of agents are investors, so if you find a good one, hold on to them.The notion that investor-agents are taking up all the good deals is ludicrous.The economic model of an agent is to sell units not owned them unlike the economic model of an investor is to own and sometimes wholesale.
