Why would a borrower go to a retail bank and pay a premium rate when they can go to a mortgage broker that’s tied to wholesale lenders exclusively and save money on closing costs and interest rates? 

I have other tools and calculators I like to use to analyze deals so I haven’t gotten tied up trying to do complex things like that with it.

The reasoning is if the person is sued for something unrelated to the property, there is a much stronger argument that Nevada's superior charging orders must apply.

The last policy they implemented before we cut ties with them was they started asking for a formal estimate for EVERY repair. 

Henry, I am not tied to either method as long as the numbers make sense. 

I like to use local lenders because they will know the rental market and local agents will know the lender can get the financing done making your offer slightly stronger over using a national lender. 

It would be a challenge to get the 1/4" per foot fall necessary to tie into the existing main line on the property, although not completely ruled out.

STR is extremely tied to local, vacation market, and it has seasonality factor as well.
