I strongly believe that with 100% digital collections done via Baselane (including security deposit collection) and it's banking service is such a risky value proposition for investors like you and me, as at some point these type of situations will always happen ... and no one else is on the hook other that you as the owner / landlord.

All said, you will find many folks within these forums that are strong promoters of self-directed IRAs.

I was mainly thinking about the effects of putting an entire strong cashflow back into the mortgage.

Based in Miami, FL, they have a strong track record of successfully completing projects.

The idea you can put 5% down and cash flow and have strong appreciation is very rare. 

They are a private company so you will never see the financials and have no idea how strong or weak that actual warranty really is.As to the funds I mention, yes there are a few, some right in your neighborhood that lend to performing borrowers, have also paid consistent monthly returns, all 1st trust deeds, shorter lockup, etc. 

Population is growing and the job market is strong (major employers developing like Intel, Amazon, Meta, etc.)

NCM appears to not have been ready for this process since it had experienced a strong market for many years.

Drivable to the Bay Area, much lower property taxes (that DON'T reassess on the sale), much friendlier tenant/landlord laws, strong population and job growth, strong appreciation, and also anchored by the tourism and wealth of Lake Tahoe.
