The Duplex is located within a few miles of downtown Sacramento/old Sacramento  and lets keep in mind the new Kings stadium is being built. 

Don't even see it because they were hit so hard and haven't noticed the jobs, downtown building, Big events, airport restoration and modernization, occupancy rates, sports teams building state of they art stadiums etc.  

In 2012, I bought in a prime location, a duplex 6 houses from Northwestern University's football stadium.

It's an area that doesn't have the best rep (Parramore), HOWEVER, they are building the new Soccer Stadium nearby.

The majority seem to be from up north or of Latin decent who immigrated here.One side note, Orlando did just build a huge performing arts center downtown and is planning on a new soccer stadium along with a few residential towers.  

People allow their lawns to be parking lots around college stadiums and other events.

I happened to have worked in stadium operations for over 4 years so I have a pretty good handle on estimating cost and material.
