great advice provided - what I will add to this is if you have smokers and its not allowed I would offer to allow them out of the lease with no penalty. 

They sound very knowledgeable and I am interested in jumping into the customized course they offer. 

Because personal growth and financial stability sounded like a better combo than Netflix and takeout.
