It's like musical chairs and this will keep driving prices until the market finds an equillibirium between supply and demand, which all free markets will do over time, but since supply and demand are not that flexible it has to be price that will reduce demand until we are balanced.Milwaukee is also seeing a little bit of an increase in imigration due to climate change: smoke, fires, drought, hurricanes, floods, fresh water - in combination with remote work and low cost of housing compared to most of the country.

Baltimore city and county both require rental licenses and rental inspections but they're pretty basic - hot water, smoke alarms, everything works, railings on stairs, etc.

Usual is 3x rent, sometimes you see 2.5X rent.Your idea on deposit besides being illegal would be very bad for your units as there would be little justification in them taking care of the unit.Items that we list as mandatory to qualify for our units: No evictions (ever), Verifiable income 3x rent from sources that are at least present for 6 months, Cannot have been in more than 2 residences in previous 5 years, no missed rent payment on credit report, good credit, non smoking/no drugs, about 75% of our units do not allow dogs or cats, strong LL recommendations.

At the moment, it seems that they are smoking weed consistently at night (either that or a very consistent smokey skunk is roaming the premises *insert eye roll) My question is: can I do anything to stop this obnoxious smell?

@Alex Zipeto If you are worried that residents will say you are discriminating then what you can do is a smoke detector check or AC filter check.

I’m in the process of buying another property and once it closes we’ll have to immediately install new smoke detectors and carbon monoxide detectors which he’ll have to take time from the apartment project to coordinate with the electrician on.
