It's much easier to rack up  material hours if you are nearby and able to take on some of the timely hands-on work yourself.I imagine that others have tried to do this while OOS investing but I couldn't speak to their success (or lack thereof)

Residential, in my opinion, is a hassle so I am getting rid most of those properties so I can reduce my hands-on activities by 90%.

There is a lot of grey area on this site, as there is on most sites, and in the interest of wanting to be fair to posters and not be ridiculously heavy handed, most mods will give posters the benefit of the doubt on the front end, maybe with removing a post and a warning or something similar.

MTR is less hands-on compared to STR so that would help with the guest follow up situation. 

Don't use napkin math 'rules' to make investing decisions on.I hate the 1% rule, for the same reasons I hated the 2% rule a handful of years ago. 

Typically, I would recommend handling the notification portion yourself then handing the rest to a professional team that does this.Maintain rapport with daughter, tell her you have initiated eviction process.

I really think that the biggest pros and cons depends on YOUR goalsI self manage my properties with the help of a VA and I like that I can be hands off now that my VA is trained.

These charges have added up because of all the things that have had to happen as management of the property changed hands. 

As for PadSplit, it’s definitely an option, but if you’re gonna live there yourself and don't mind a little hands-on management you can save and still cash flow.
