Just like with the other aspects of real estate, gotta do your due diligence with contractors. 

If you can't respect the negotiation aspect of this, then why even bother?

There will be people who say to be weary of it because of turnover or the threat of damage and ruining aspects of the property but if you can tolerate it or find tenants you feel will take care of it well, it could be a good route to go on.

Looking for likeminded individuals or those who have already done and just being a spectator at the very least is valuable to newbies.
