So, we plan on little to no unexpected increase in expenses beyond established norms.Thus, when you raise a tenant's rent beyond the usual periodic increase, you're "messing with their rice bowl" in their eyes.

I suppose they serve a purpose for some people for short term, but their solutions are eating beans and rice to survive, throw all of your money to pay down debt, switch to a 1 year fixed mortgage, etc.
