The "Initial Filing" is extremely important to get this right the 1st time as there are limited safe harbors for mistakes to avoid the penalties.

If you are an experienced flipper and have a team of contractors that can get work done cheaply and quickly, that also becomes your competitive advantage. 

One, they will likely appreciate more quickly than multifamily properties.

I then flip for a quick profit to a local developer/builder who is willing to work with the town to develop the lot or if its a home run I invest the time & money to permit them personally and sell for 10% under retail.  

We don't see the level of demand that we had in 2021, but we haven't had much turnover, and we've rented quickly each time we've gone to market.Next year, we'd really like to cash-out refi or 1031 exchange some high equity properties and buy our first (large for us) 30-50 unit (1978+) multi-family.

I did a quick google search, but didn't find it. 

It's not about being nit-picky—it’s about ensuring the property is safe for residents.

If that is a stretch as to your qualifications, I would not recommend this as it would with relative quickness go to the attorneys to move forward with drafting, inspections, title search, etc.
