We added value by turning this unfurnished 4bd 3br into a pleasurable vacation home with each room featuring beautiful, unique art from a local Raleigh artist, cool furniture to match the art's aesthetic, great lighting, a home theater and our futuristic touches.

I think that people think the Instagram Influencer aesthetic when most people say tiny homes, but they cover such a wide spectrum of sustainable and affordable options in endless areas and we hope to help show that in our own work but also just in the message and discussions we talk about.

On the one hand, they offer benefits like communal amenities and maintained aesthetics, which can be a draw for potential guests.However, the flip side of that coin is that HOAs hold the power to change their regulations on a whim, which can be a massive roadblock if they decide to shut down short-term rentals.In some fortunate scenarios, HOAs are quite amenable to Airbnb operations, and it can indeed work to our benefit.

The best door would have these features in this order:1) most durable2) ease of installation3) aesthetically pleasingI'm not looking for anything fancy as it is a student rental.

Paint, carpet, minor aesthetics would be all I look to do unless "every 4/3 on the same street that sold at 450 had X".
