You can still find homes in these markets, among others, that are priced between $160k to $275k that still provide passive income, allowing your residents to pay down your mortgage, cover your other expenses and still have excess money to either save in an account for future investing or pay down your existing mortgage faster. 

My point is this, I am actively involved/advising this investor, providing local vendors contacts (handyperson, surveyor, painters, etc) and I "don't wait for them to call me", I call them weekly. 

A heloc in my view is best used to provide the down payment and rehab funds, rent, REFI, repeat.

Investing this amount in passive deals might not provide immediate income, and you could end up waiting years to see returns (similar case in most investments.)
