I am a member of MLS's in 7 states.....there is no guest login in any of the states I am in, and the assistant access is only for assistants actually employed by the agent.There are plenty of websites though that have syndication deals with the MLS, however an agent listing a property and prohibit their property from being syndicated to a third part website, at least in all the states I use the MLS.

Pros - they may appreciate your resourcefulness and be intrigued by your willingness to think outside the box, or they MAY not realize how hard to find they are with respect to those properties, or you just might catch them at right time - they've been thinking about unloading the properties for a while and you've given them a viable exit no matter how annoyed they are about where you reached out to them I'm not aware of any rules/laws prohibiting you from doing so, maybe somebody else can speak to that if there are some restrictions you should be aware of.

I would caution anyone considering any self directed account to be aware of the prohibited transaction rules as having an account without checkbook control does not keep you safe either.

For condo rentals you would look for someone with HOA/condo association experience because often the bylaws prohibit such an arrangement and you don't want this to be missed.

If there is a personal guarantee from the IRA account holder, for example, they have engaged in a prohibited transaction that could create severe tax exposure.

If all else fails you can just up the rent to cover your utility expenses (unless the market prohibits the cost increase).
