If you're not considering at least 2 - 5 each week, you need to either ramp up your own marketing (not recommended, BTW), or engage a deep bench of active wholesalers who can serve you deals on the regular.

I’ve gotten letters about tenants not having the proper pots for their plants, had to get approval for a ring doorbell to be installed and warning letters for a bunch of other stuff.

IE top notch quality assets that are not going to get destroyed by tenants.. or the neighborhood goes to pot and your asset falls in value. 

I put out a nice welcome mat and some flowers in a pot by the front door.  

I have a cloth play tent and camping toys (battery lanterns, felt foods, teeny pots and pans, colorful flashlights) in the kids’ room.

There's another old saying I like: "poop, or get off the pot."  

Its the tenant on the third floor. there are 2 roommates living up there and one of them uses the stove and completely forgets about it. he will put a pot of pasta on the stove and then fall asleep setting the fire alarm off when all of the water boils out burning the pasta. obviously I should have a conversation with him bringing up the safety concerns but does anyone have any other advice as to what/how to address this problem
