And that's based on PAYING CASH and the house still having a HOMESTEAD EXEMPTION.Forget appreciation, it doesn't happen in TX.We have the highest homeowner's insurance in the country, thank you dirt bag politiciansOur property tax is 3 percent, again thank you politicians for not requiring sales prices be reported, guaranteeing that the wealthier pay FORTY PERCENT LESS THAN THEY SHOULD, which forces us poor working class landlords to make up the difference.Recarpeting will generally cost $3K-$5K on a "typical" house, on which I'm guessing you're receiving $1400/month +/- in rent.Plan on a complete interior paint on every tenant change. $1500 +/-Plan on a roof in 12-15 years.

Lots of municipalities don't want the warehouses any more....because of the low wages....they want higher skilled and higher waged jobs.I'm guessing these also probably draw from a wide range area of the people who work there, not just the immediate area.If anything may help apartments in the area. Now the HDQ2 project...that might be a different story...although from what I understand what happened was/is very different than what maybe they pitched or the local politicians thought it could be.Now I understand Amazon decided to spread people out all over the country for what typically were HDQ type jobs...so while NOVA was awarded a site...I'm don't think it will turn out like everyone thought. Many of those jobs are very good and high paying though...so I'm sure it added some pressure to an already hot market.
