While an LSA can play the role of collecting / remitting payments, accounting and enforcement in the event of default (foreclosure), its not necessary to have an LSA and may add extra layers of complication or expense.I’ve found that if you have a reliable escrow agent: they will handle the crafting of the note and mortgage, arrange for necessary signing / notarizing / recording of the documents & handle distribution of loan funds.

Especially with properties you are going to hold, you have to play the longer game.

Best case scenario is to play the emotional card and use your personal relationship/neighbor status to your advantage.

its just one of the many paths to real estate rich's.. some of the biggest hits in real estate are land in the path of progress.while its usually a multi decade play.. the returns can be life changing.. 

But if you are more comfortable being able to play the nice person, and using a "hidden" party as the bad guy, then I recommend using Ladd or your friend's approach.You are not lying to them that you are the property manager, since you are managing the property.
