I don't know any investors who purchase without an inspection, though I hear about this mythical "no inspector" purchaser from time to time, by way of the rumor mill or pompous listing agent. 

If you buy in a good market, appreciation will beat cash flow every time. 

The other thing to think about is the length of time you've owned the property.

Time makes everyone in real estate look like a genius.

I’m all for getting started and primaries make good rentals when only held for a year or two before they’ve had time to appreciate.

I didn't want to have to remember to do that myself every time.

My accredited investors like higher yields of course BUT ONLY when downside protection is factored in.I have found the newly accredited investors not always but many times to be unreasonable.

And that’s if you can’t find something to buy for under $100k or time multiple sales at once. 

This means, IT IS TIME TO BUY!!!

In the assets I am considering - the seller is typically selling because they no longer have the time or energy.
