Contractor: Finding contractors that don't cut corners and overcharge is EXTREMELY difficult.

If you are over charging him the appraisal value will not meet the agreed price then he can walk out.  

Second is you figured 4K for the furnace originally in your 120K offer but you added an additional 6K in again as you are now dropping the price an additional 25K.Based just on your post, you have added an additional 15K for some grounding issues and smoke detectors which in my area are $700 worth of electrician who is slow over charges and does retail.

Way overcharged there unless they literally left entire house full of stuff and walked out with the shirts on their back.I have hauled away well over 1,000 pounds of stuff for maybe $150, it was renting the u-haul and dump fee.

I was still super skeptical, not because the number didn't add up, not because I don't believe we're capable, and not because I was too busy.I was deathly afraid of being someone who profited off of other people by over charging for housing.

From there, I had extra time and made some mistakes trusting sub contractors with the demo, my electrician took forever and overcharged for the majority of items done.

You're overcharged first and reimbursed later.

Contractors should not try to take advantage of the investor and over charge.
