First & foremost begin the new lease June 1 in the name of husband only - do not amend previous lease to make husband signatory.Because this is leased property anyone else entering the property not allowed by official tenant is essentially trespassing.

I didn’t realize this until just yesterday but I’m realizing I’m almost to the point we’re the rentals pay for all my wife’s and myself a student loans, mortgage payment and with adding one more rental we will have our car payments officially covered.

I would recommend gathering the list of options for places, but then not settling on any of them officially until you live out here for a bit.

There's no official scale for adjusting comp values; it's very subjective. 

So we officially have 3 flips we will be starting in march and one that should be finished in a couple weeks.

Best candidates for adding bedrooms downstairs for us have been basements where there is NO/MINIMAL risk of water intrusion as-is, and where there's already some finish (or mostly finished space), but just not the official bedroom.
