Sometimes, rent increases out of the blue is not the best strategy.

It took 2 years for the two of us to do a complete rehab, but my wife now has a new 23x13 kitchen that has 22x7ft of window(s) as a back-splash over looking the Lake.Unless you're ocean side you can't beat the tranquility of a Lakehouse.Do it!!!

My father in law has a gorgeous condo by the ocean that is tile all the way through.

So if I do an edit, it lets me tag them, but then they're not "blue" in the edited version.

But with that being said - would you rather go in white collar areas with a higher risk of tenants losing their high income or should it be a blue-collar area where jobs are more stable, but cash flow is lower?

I am purchasing these apartment complexes now at about $33,000 a door in a blue collar good hard working neighborhood where I would not feel afraid for my 16 year old niece to walk around at 9:00 pm. on a Friday night.
